Mold
Remediation

When it has been determined that there is mold in a property, the main concern for our certified mold remediators is the potential risk for excessive mold exposure. Getting rid of mold in a residential or commercial property is a process that will be determined based upon the specifics of the actual mold issue. Various factors are involved in outlining a customized mold remediation plan and the specified treatment process will be explained in a fully detailed Mold Inspection report once the mold inspection service is complete. Miami Mold Specialist offers the following methods to maintain an outstanding performance:

  • Set up containment areas to avoid contaminated spores being released to other areas
  • Air Filtration throughout property utilizing HEPA Vacuums, Air Scrubbers and Photocatalyctic Hydroxyl Generators to restore the air quality.
  • CO2 Hydrogenation Process (Dry-Icing) to stop any evidence of visual mold growth on contact and to dehydrate surfaces where Infrared Thermography showed moisture.
  • Electrostatic Disinfecting to eradicate microbial and bacteria from the environment.
  • Sanitizing and Disinfecting of wall and/or central A/C unit(s) as well as vent system(s) and ductwork if applicable.
  • Sealing of vent system(s) to avoid condensation.
  • If moldy materials need to be removed, we will remove them and double bag them as necessary.
  • Dry-icing will be applied to affected areas if and as necessary.
  • A complete air filtration process will be performed throughout the premises to ensure the most premium air quality restoration.

CO2 Hydrogenation Process

The dry-icing technology compresses CO2, a complete natural gas, to minus 40 degrees below zero, contains no VOC’s (Volatile Organic Compounds) and/or toxic chemicals. It’s the safest and most efficient product of its kind. It is non-abrasive, eco-friendly and combats the the smallest of microscopic bacterias in every property. It can be used even in hard to reach areas such as attics and crawlspaces and our technicians are constantly and specifically trained in this procedure to ensure that your property is properly treated.

Titan Photocatalyctic Hydroxyl Generators

Hydroxyl Generators utilize water vapor in the atmosphere to create hydroxyl radicals. The Titan technology works by creating a reaction between UVA, TiO2 and H2O to break apart the water molecule (H2) and create a single hydrogen atom (H) and a hydroxyl radical (OH) This hydroxyl radical will disperse into the air while high levels of humidity allow for increased hydroxyl production, turning the Titan Hydroxyl Generators into an efficient system to purify the air in your property while saving you time and money.

The Titan Hydroxyl Maximizer uses ultrasonic technology to produce a very fine cold water vapor. The maximizer is placed right behind a Titan Hydroxyl Generator and will increase the direct intake of humidity which increases the hydroxyl production. The maximizer will make the Titan

Hydroxyl Generator perform as if it’s on steroids!
Unlike other Hydroxyl generators that could raise the humidity on the job-site, the Titan Hydroxyl Maximizer will use the extra humidity from the Maximizer and does not raise the relative humidity in the room.

Air Scrubbers

An Air Scrubber is a portable filtration system that removes particles, gasses and/or chemicals from the air within a given area. The air scrubbers draw air in from the surrounding environment and pass it through a series of filters to remove contaminants; the airborne contaminants, such as mold, are trapped inside and filtered through a yellow hose that leads to the outside of the property. This process is called negative air pressurization. As a general rule, a minimum of 6ACH should be achieved. This means that an air scrubber must complete six (6) air changes every hour, or one every 10 minutes. Our process at Miami Mold Specialist will over capacitize the usage and increase the ACH to cover more CFM (Cubic Feet per Minute) and reset the air 60-120 times during the span of the remediation service.

ULV Particle Fogger

Disinfecting contaminated areas can be quite difficult when the contaminants are the size of very minute particles. For this reason, we use state-of-the-art exclusive Carryall ULV Particle Fogger which combats even the smallest of particles found in hard to reach areas such as: central A/C units, vents, attics and crawlspaces. The fogger uses our exclusive ProBiotics cleaning solution which is 100% organic and contains no VOC’s (Volatile Organic Compounds). The fogger comes with extra features that allow us to work more efficiently: a precision valve on the nozzle to adjust flow rate and particle size, and a flex hose to directly spray into narrow spaces and around corners.

Electrostatic Disinfecting

The electrostatic spray gun nozzle has a tiny electrode which applies an electrical charge to the spray. This electrical charge causes natural, magnetic force of attraction between the spray droplets and target surface. The charge on the droplets is very small, but the force pulling the spray towards the target is up to 75 times greater than the force of gravity. When activated, the droplets reverse direction and move upwards, agains gravity, when passing a target surface. This remarkable phenomenon by which the spray coats the undersides and the backsides of the spray target is known as electrostatic “wraparound”. In practical terms, this means that spray reaches the underside, the back side, and nooks or crevasses of the target surface (360 degrees). We find this process works most effective for har to reach areas such as attic beams, crawlspace beams and other hard to reach areas.

Thermal Flogging

Deodorizers come in many forms. Thermal flogging is a comprehensive and multi-pronged process for HVAC mold remediation in which a deodorizer is heated and sprayed. Even the toughest to reach spots are not safe from the deodorizer. Miami Mold Specialist uses an exclusive ProBiotics cleaning solution that is:

  • 100 percent organic
  • free of volatile organic compounds
  • eco-friendly

Lab Testing

We employ professional lab scientists who have experience in analyzing mold samples, leading to a more effective mold remediation process. Our mold tests are conducted in an independent laboratory, both before and after the completion of the job, to ensure the elimination of all airborne mold spores. Molds give off gasses that can become trapped in a house and lead to a variety of inflammatory responses in the body, requiring removal. Professional mold removal services should be able to completely remove toxic mold and mold spores from the home in a manner that is effective and safe. When it comes to mold removal, it is always advisable to hire an established, licensed, insured, and certified mold removal and mold remediation service provider.

If you have an inspection completed by an alternate company, our team at Miami Mold Specialist will review the inspection report that you received and will provide you with a scope of work as well as an estimated cost for treatment based on the findings of that company, When the report is received, it is automatically forwarded to a licensed and certified Mold Assessor and Mold Remediation who will review all the findings provided and based on those findings, we will complete a step-by-step detailed treatment process explaining what our crew will do to restore your property to a normal fungal ecology. We guarantee that our proposal will estimate the most accurate and most affordable process with a price match guarantee on all estimates which includes the same treatment process as ours.

Requirements to receive a Mold Remediation Proposal

  • Have an initial mold inspection/home inspection completed
  • Ensure that the report includes not only sampling but a visual assessment of the entire property which highlights areas of concern.
  • Provide us with the mentioned report created by the alternate company.

Mold Remediation in Vehicles

In South Florida where temperatures are high and humidity levels follow suit it is sometimes difficult to keep your car mold-free. With major flood zones in areas below sea levels it is common for vehicles to generate mold contamination when water damaged. Even so, with minimal to no water damage mold growth can still occur if vehicles are left unused for long periods of time. Our new Vehicle Remediation Division has been specifically trained to take care of your vehicle’s mold problem no matter what type of vehicle it is. By performing a preliminary inspection our technicians will let you know how severe the contamination is and if it can be remedied. Mold Remediation performed on vehicles will incur fees between $750-$1,500. The vehicle owner should provide us with an air filter upon acceptance of mold remediation terms in order to be replaced during remediation process. Give us a call today to find out more information about this service.

Common causes of mold in vehicles:

  • Car detailing: Mold growth will occur if your car is not dried properly after cleaning and detailing. Making things worse is if you limit air exchange by closing windows and doors and leave the car in a warm environment. In these cases, mold has everything it needs in order to thrive—moisture, a source of food and the right temperature—and you should expect to see visible growth within as little as 24 to 48 hours.
  • Car flooding: A car flood can occur if, for example, you accidentally leave your car window open during heavy rainfall or if your sunroof is not properly sealed. In these cases, your car interior can incur severe water damage, which may not be possible to dry and restore.
  • Cross-contamination: Plants, wood, pets and moldy objects can all carry mold spores, which have the ability to spread to and contaminate other materials they come into contact with. So if you’re transporting moldy materials in your car, chances are you’ll leave some mold spores behind. That’s why you should make sure to clean your car afterwards or, better yet, cover it up with plastic sheets if you know you’ll be transporting moldy goods.
  • Air conditioners: Turning on your car’s air conditioning system and getting ambushed with the stench of wet dog is not a pleasant experience to say the least. Unfortunately, for a lot of people, this is an everyday occurrence. In fact, air conditioners are one of the most common sources of mold and, thus, musty odors in cars.

Our signature vehicle remediation process:

  1. Wipe down all leather with ProBiotics
  2. With the windows closed, thermal fog the vehicle for approximately 15 seconds with the A/C running in the mode where it recycles the same air and no fresh airflow comes in. Do this until you don’t see any more smoke in the car. Let the A/C run for 4 minutes each time and repeat this step 3 times.
  3. Open the hood of the car while the car is running, change the A/C mode in the car, that the fresh air flow is coming in from the outside, and thermal fog inside the hood so the suction from the A/C will go right through the filters.
  4. CO2 Hydrogenation process should be performed within the vehicle.
  5. Vehicle owner should provide with a new filter to be changed during the process.
  6. Ozone machine should also be used to clear the air of contaminants.
  7. For luxury vehicles, Electrostatic Disinfecting will be performed on the leather as well.

Mold Contaminated Contents Cleaning

When mold assessments are performed it is a common mistake to disregard the analyzation of mold contamination throughout the “contents” of a property. The “contents” of a property are the furniture, fabrics, personal items, clothing, shoes, etc. When a property is compromised with mold growth not only can your health be negatively impacted but deterioration of your possessions can also occur.

Unfortunately, improperly assessed contents can be a source of cross-contamination to areas where considerable effort and expense has been expended to deal with mold contamination. In some cases even, when mold contaminated contents are moved from one area of the property to another cross contamination also occurs. This is an especially crucial issue if any of the occupants are sensitive to mold. During our assessment of your property, our team of technicians always make it a priority to ensure that we assess all contents to ensure all areas of contamination are noted and treated.

With our-state-of-the-art exclusive CO2 Hydrogenation technology, we utilize dry icing techniques to kill off live spores found throughout the contents. After this is completed, in order to remove any visual contamination our technicians use the ProBiotics All-Natural All Purpose Cleaning Solution that removes mold and bacteria from any and all surfaces. If contamination is too severe, Miami Mold Specialist will assist the client in finding a trusted dry-cleaning company that will professionally disinfect any compromised clothing and/or fabrics.

Utilizing Electrostatic Disinfecting to Perform Contents Cleaning!

Miami Mold Specialist utilizes Electrostatic Disinfecting Technology which has proven to be the most effective method in sanitizing and cleaning mold contaminated surface content with top notch precision and efficiency. Our Electrostatic Sprayers use electrostatic technology that produces the highest spray transfer efficiency possible by disinfecting a full 360-degree target area. The numerous benefits of using electrostatics when applying liquid solutions are not limited to sanitizing, disinfecting, and odor control applications.
